If you do not have this employment history consistency, immediately disclose this to the loan officer so that he can look for programs that may not be as strict. Borrower's debt-to-income ratio: One of the factors that a lender is going to consider in evaluating your ability to qualify for a loan is known as your monthly debt-to-income or DTI ratio. Debt is considered any obligation that appears on your consumer credit report. There are two ratios that the lender will look at: the first ratio includes all of your monthly debt but does not include the monthly payment for the loan that you are applying for divided by your monthly income. The second ratio is the same equation but includes the monthly payment for the loan you are applying for. These ratios cannot exceed the percentage allowed by the applicable loan program. Borrowers down payment: Lenders do not usually allow your down payment to be borrowed. They want to see that the borrower has provided the funds themselves. The lender will require proof of down payment funds usually through three months worth of bank statements, or other statements that show the borrower has had the funds for some time. However, lenders do allow borrowers to leverage their equity from another property to make their down payment. Before a lender can qualify you for a mortgage, they will always ask to see certain financial documents. If you really want to impress the lender, you should have the documents put together before he or she asks for them. To create an impressive loan package, you'll want to start it off with a cover letter. This letter will let the lender know who you are, why you are requesting financing, and why you have chosen to use them to obtain it compliment them. In this cover letter, you should also give a brief description of the property, how many units it has, whether you intend to occupy it or not, and its purchase price. The last thing you'll want to include in the cover letter is the type of financing you need: what LTV you need, what kind of payment schedule you prefer (interest only or amortized), whether you'll be going full doc or stated income, if you are interested in a fixed interest rate or an adjustable-rate mortgage and how long of term you would like. If you are not sure what type of financing would be best for you, give the lender as much information on your plans for the property as possible if you plan to hold the property or sell it shortly, etc. A good loan officer should be able to assist you. The next page should be a table of contents of everything included in the package. You should include a Balance Sheet listing your assets, liabilities and income. Include a brief employment history for the past two years, stating the name of the company you work for, your position, your wages, your employer's name and phone number and how long you have been employed at that particular job and in that field of work. Include a copy of your credit report no more than 60 days old, copies of three months' bank statements, a copy of your most recent pay stub, copies of your last two years W2s and copies of your last two years tax returns. If you are going on stated income, then you won't need all of this information, but it is a good idea to have it organized and ready just in case. This is true in many ways, but they still need parental guidance and protection. Especially as they grow older, we as parents, tend to think they don't need us anymore when they still do. Each child is different as we have seen and they each react differently to a parent's mental illness. Some children feel ashamed or embarrassed by the stigma associated with their parent's mental illness. Often they cannot invite friends home due to an ill parent or are teased by their peers. This can cause them to withdrawal from their peers and community. It is important as a parent that you educate your child about your illness (a little at a time according to their age). Assure them that your illness is a medical illness like
diabetes and there is no shame in it. Also reinforce over and over that your illness or episodes are not their fault in any way. They may experience anger, anxiety or guilt over your illness. Take them to a counselor, if only for a short time to help them sort through their feelings. Other children may take on an inappropriate amount of responsibility in caring for themselves, siblings, the household or even the sick parent. By doing this, they are prevented from normal social interaction with their peer group and from participating in school activities. Their schoolwork may directly suffer due to lack of time for homework or from being overly tired or worried about the parent while at school. Due to poor social relationships they may turn to drugs or alcohol to help them cope, which compounds the problem. Try to find a family member, friend or someone who could watch your child or children while you are sick. Even if you can get someone to come over and help with household chores takes some of the pressure off of the kids. The presence or availability of a spouse or partner without a mental illness has been shown to improve the outcomes of both the child and the ill parent (Musick, Scott, spencer, Goldman & Cohler, 1987: Puckering, 1989; Tannenbaum & Forehand, 1994; Webster, 1992). There is a bidirectional influence of effects from parent to child and child to parent. Each one's moods and behaviors affects the other's (Goodman & Gotlib, 1999; Hammen, Burge & Adrian, 1991). Having a rational third person around can help keep things on a more level playing field. Here are a few other ideas and examples that you can do to help your child or children deal with your mental illness and reduce the risk of mental or behavior problems for them: 1. Provide as much stability as possible. It is the disruption of the routine family life that causes more disturbances than the illness of the parent. This is a hard one for everyone - I know I fail frequently; just be aware of how important it is for a child. 2. Help your child find a relationship with another supportive adult - an aunt or uncle, neighbor, teacher, church leaders or even their own counselor. 3. Have a plan in place for when you must be hospitalized. Is there a relative who can take the child during that time? Maybe a school friend's family would be willing to let your child stay with them until you are released. You don't know until you ask, and you don't want to wait until you are in a crisis situation. 4. his cannot be emphasized enough - assure your children that your mental illness has nothing to do with them and isn'ttheir fault. Telling them one time isn't enough. 5. Provide them with a safe environment - free from abuse of any kind: emotional, physical or sexual. If you feel that you cannot handle your children have an alternative place for them to stay until the feelings pass. 6. If problems begin to arise at school explain the situation your child's teachers or the school principal. This will allow them to be better equipped to handle any behavioral problems with compassion. This also opens up a two-way line of communication between you and their school. 7. Seek therapy for your child. Often the school system has psychologists they use that can speak with your child that are no cost to you. If they don't, get them therapy through mental health services or through a private psychologist. This will help them handle your illness as well as teasing from other children; it will give them better coping skills and help build their self-esteem. 8. Enhance the communication between you and your children. Keeping those lines open will help them come to you with their questions instead of drawing their own, probably incorrect, conclusions. One thing I think that everyone will agree upon is that our children are our most precious commodity and should be given every opportunity at a happy and fulfilled life. Even parents facing mental challenges can provide their children with the tools and skills needed to succeed. Will it be hard? Sure it will, but it will be more than worth it. You may not view water in this way but its chemical constituency is two parts hydrogen to one part oxygen H2O. Together water and fertiliser will give your lawn everything it needs to grow and flourish. Then nature does the rest. Sometimes these come from natural sources but you will need to help with regular watering and maybe some lawn food. One of the major problems in proper lawn care is how much and how often they need food and water. Getting over these problems, though, is not difficult. If the area where you are has plenty of rainfall during the non-winter months, there is little you can or need to do. You cant really control the amount of rainwater a lawn receives, in most cases. The only step you can really take is to ensure that there is proper and sufficient drainage. Make sure that there is drainage wherever excessive water can collect on your lawn. Drains can take one of many forms. You can have a grate-covered pipe that is kept free of leaves and dirt that will allow excess water to flow out to the street or into a pond or other area. Good drainage is helpful even if sprinklers are your primary source of water for the lawn. The above type of drain may not always be possible. If, for example, you have a very large yard and have areas where water collects, then a shallow ditch may be good enough. You can make this look more attractive and functional by lining it with small pebbles. The ideal solution is to have a garden that slopes away from the house continuously, but not all properties are constructed in this way. This design stops the water from building up near the house which could cause damage to your foundations and basement. It also is good for the lawn as the water will flow more evenly over the entire surface and then drain off the lawn into side areas. If some of those areas are partly garden it will make make watering the garden less of a problem. Alternatively it may flow off into rocks or the street. If you don't get much rainfall then a sprinkler system is an easy solution to watering. In warm climates, run it for about fifteen each time but not necessarily every day. If you live in a hot area then fifteen minutes daily might be better but in a more moderate climate, this can be every other day and in some areas less often is preferable. Automatic sprinkler systems are best because then you can set the length and days of watering. Some systems are designed so that you can set different days of watering for up to two weeks. Then you can water on Monday one week and Tuesday or Wednsesday the next. Absolute regularity may not necessarily be the best thing for your lawn. When possible do your watering in the morning rather than the evening. Then you avoid having water on the lawn overnight where it contributes to the growth of harmful plant and insect life. Try not to water in the middle of a hot day. Even if the lawn could use it, it causes the grass leaf pores to open (when it is trying to conserve water) by cooling it down. This means that more water is evaporated than is absorbed, counteracting your intention. In some cases, it can lead to burning when water droplets attract sunlight onto the grass leaf. Agnivesha first described Ayurveda in his book Agnivesh Tantra. It was later revised by Charaka and renamed to Charaka Samhita. Another ancient script that describes Ayurveda is Sushruta Samhita. These texts were documented about 1000 years BC. The Charaka Samhitā begins with a description of a large and well-attended medical conference of veteran Rishis and Munis (sages) that was held under the chairmanship of Bharadwaja in the valley of the Himalayas. The description is atributed to Atreya Punarvasu, one of the devoted students of Bharadwaja. He tells us that the main aim of this conference was to share medical knowledge and to encourage the attending scholars to compile the medical knowledge gained by different peoples of the region, knowledge which had been passed down, mostly orally, from generation to generation. This stream of Ayurvedic medical knowledge was considered eternal, because it was known by them to have been there since the beginning of time. However, the participants also knew that there were no authentic and complete texts of Ayurveda available for study. For this reason the writing of texts became the focus of the conference. Life in Ayurveda is conceived as the union of body, senses, mind and soul. The living man is a conglomeration of three humors (Vata, Pitta & Kapha), seven basic tissues (Rasa, Rakta, Mansa, Meda, Asthi, Majja & Shukra) and the waste products of the body such as faeces, urine and sweat. Thus the total body matrix comprises of the humors, the tissues and the waste products of the body. The growth and decay of this body matrix and its constituents revolve around food that gets processed into humors, tissues and wastes. Ingestion, digestion, absorption, assimilation and metabolism of food have interplay in health and disease that are significantly affected by psychological mechanisms as well as by bio- fire (Agni). As per Ayurveda, Health is a state of equilibrium of normal functions of doshas, Dhatus, malas and Agni with delighted body, mind and soul.
